What conventional commercial real estate loans have the highest probability of closing?

I realize that we all want to take a look at whatever we can, and I receive submissions for everything including islands, race tracks and the space shuttle. These are ok, but your primary focus should be on Owner-User commercial real estate loans from $500,000 to $ 6,000,000. At this present time I have so many more financing options for these types of clients; Professionals like Doctors, CPA’s, Attorney’s and successful retailers like Grocery and Pawn shops.

Preferred properties are:Office buildings – Office condominium, Medical Single Tenant & Multi Tenant Retail offices/stores (owner is in at least 35% of gross space or it will be treated as Investor loan) Former residential properties that are used by professionals like Doctors, Dentists, CPA, Attorney, Insurance Agent, Realtors, etc.. The property must be used for commercial means in at least 70% of space. We prefer that the property is zoned commercial and residential. Light Industrial with office and/or warehouse Heavy Industrial – factories or manufacturing (must pass EPA) Retail Grocery store or convenience store Retail or service shops for auto, motorcycles, trucks or RV’s (no dealerships) Pawn shop Funeral home Day Care or Charter School Senior Care, ALF’s/ Nursing Homes that are well managed Restaurants in less than 6,000sf. Cannot be a bar only Mixed-use properties where the business makes up more than 50% of the space and we are not reliant on any of the apartment rents for debt service coverage (The Business can carry the mortgage obligation for the entire property). Oil or lube centers that have underground floor pits We offer a variety of programs to meet your specific needs.

Our loan amounts are up to $3,000,000 on our core products, with up to $50,000,000 available from out Private Standard documentation programs with low credit requirements and unique underwriting common sense scenarios for investors and owner users.
